A property is a House in Multiple Occupation (HMO) if it is the only or principal residence of three or more persons from three or more families. The owner, even if living on the premises, is not counted.

All HMO’s require to be licensed by the relevant local authority. It should be noted that to run a property as a HMO without the appropriate licence is an offence.
Not all HMO’s will require to be licensed, exemptions can be granted e.g. religious communities or where accommodation is provided as part of a service e.g. care home.
