The Moray Property Development Company has provided a range of small studio/office and workshop units for let on easy in -
easy out terms to both new and established businesses.
The Westerton Road Business Centre units provide an opportunity for prospective businesses to test their new ideas at reasonable
cost and without commitment to a long term lease. It also provides an opportunity for existing small businesses to secure
suitably sized premises.
The Business Centre has 4 studio/office units of 25m² floor area and 2 workshop units of 50m² floor area. The Business Centre
is situated on Westerton Road Industrial Estate and has good access to Keith Town Centre and the A96 Aberdeen - Inverness
Road.
Studio/Office Units
The units are accessed via the Business Centre's reception area and corridor. All the units have concrete floors with carpeted
finish, plasterboard walls and ceilings.

Each studio/office unit has a shared use of the Centre's communal utility room, toilets, reception and a right to use one
car parking space in the Business Centre's car park.
Workshop Units
The units are self contained and independently accessed from the Business Centre car park. Each unit has a concrete floor,
concrete block walls and insulated profile steel sheeting roof with rooflights.

Each workshop unit has a right to use one car parking space in the Business Centre's car park.
Lease Terms
Leases are on a month to month basis terminable by 4 weeks written notice. The leases will normally be for a maximum period
of 5 years but may be extended at the landlord's discretion. The rent is reviewable annually.
A list of the units currently available to let together with the rental costs are set out below in Schedule 2.
Tenant Responsibilities
The tenants responsibilities, as detailed in the standard lease, are as follows:-
1. Payment of the rent monthly in advance by Direct Debit. VAT is chargeable on the rent.
2. The payment of the rates. The rateable value of each unit will be fixed by the Assessor of the Grampian Joint Valuation
Board as each unit becomes occupied. The Assessor's estimated rateable value for each studio/office unit and each workshop
unit is £1,750.
3. Payment of a share of the electricity used in the Business Centre. Each unit is sub metered and the tenant will be invoiced
on a monthly basis.
4. Payment of a deposit of 1 month's rent.
5. Payment of a share of the building insurance premium.
Landlord Responsibilities
The landlords will provide the services set out in Schedule 1 to these particulars.
Planning Position
The units have planning consent for general office, research and development, general industrial and storage and distribution
uses as defined in Use Classes 4, 5 and 6 of the Town and Country Planning (Use Classes)(Scotland Order 1997).

Schedule 1
List of Landlords Services
1. The external maintenance, repair and insurance of the Business Centre. A share of the insurance premium will be recovered
from the tenant.
2. The internal maintenance, repair, cleaning of the common areas and pertinents of the Business Centre and the heating and lighting of the common areas.
3. The provision of hot and cold water in the common toilets and utility rooms.
4. Maintenance of the landscaped areas.
5. Provision and maintenance of an external sign detailing the unit numbers and the names of the tenants.
6. The provision and replenishment of toilet supplies.
7. The maintenance of the security system.
8. The maintenance of the fire alarm system and fire fighting equipment.
9. The provision of a refuse bin, the supervision of refuse storage and its removal on the appropriate refuse collection day.
10. The cleaning of the external faces of all windows and the internal faces of windows within the common areas.
11. The provision of all other services, facilities and apparatus which from time to time may be deemed necessary by the landlords
in their sole discretion in respect of the premises.
